Though this deck is slightly stiffer than the YES beginner-friendly Basic board, it’s still clearly on the softer end of the spectrum. Soft and snappy is the perfect recipe for enjoying the terrain park, and the Typo is your ticket to supreme freestyle delight. Longer high-speed carves are a bit more challenging for this board due to its rockered profile.

Ultimately, the ladies’ Jones Dream Weaver cuts out any guesswork with prime dependability. Plus, in person, we’ve hardly ever seen a graphic so vibrant and beautiful as the mountain landscape on this board’s current topsheet. The Women’s Ride Psychocandy ($520) is the ladies’ iteration of the popular men’s Warpig with a few differences in the mix. Namely, this design sports a more manageable flex and a waist width that suits smaller boots. Though a beginner rider could probably learn to love this board, it leans a little more toward the intermediate or advanced crowd. The snappy nature of the Typo is an asset for hitting large jumps, but it also results in a noticeably squirrely ride that beginners just don’t need to deal with.

Stances

Our smaller-footed riders had no trouble, but fair warning if you’re a bigger rider who wants to carve corduroy on low-tide days. Our other gripe was the sluggish factory tune which held the board back a bit until it was cleaned up. Our testers felt secure committing to these big turns thanks to the Traction Tech edge and tip and tail detuning to avoid unexpected snags coming in and out of turns. The full camber profile also allows the effective edge to run nearly the full length of the board for maximum contact and control at high speeds. Built in mind for beginners and moderate shredders, the women’s Jones Dream Weaver ($500) is a stellar all-around design and investment that even more experienced riders will enjoy. And the highest level of carbon stringers is added to that same zone for sensitive response.

The Arbor Element Camber also includes Arbor’s Grip-Tech tri-radial sidecut. For all-mountain riders of all abilities seeking an unbeatable value, the Element Camber is the way to go. Overall, the Rossignol After Hours Snowboard was simply built to leave fun marks all over the hill, excelling in a wide range of snow conditions and tight turns.

These strips are laid out from tip to tail and are pressed into a structural length of flexible plywood. A snowboard’s construction and materials fundamentally affect its riding ability and performance. Everything from flex to pop is a result of the various components the board itself is made from. Some snowboard designs alter the core with softer materials beneath the heels along the backside of the board, compared to firmer materials along the toeside portion.

The plus side of this profile shows itself in soft snow and powder. The Ride Warpig floats as well as just about any powder specialist. A tapered tail allows the beefy nose to rise up and glide over fresh snow with delightful ease. We recommend the Flying V to riders looking to maximize fun and enjoy every turn. This is definitely not an aggressive or hard-charging snowboard — it will chatter vigorously at high speeds. Floating through deep pow and low-angle tress are its bread and butter.

The Ride Warpig ($530) has been a favorite among powder-seeking all-mountain snowboarders for more than five seasons. Despite its setback stance and directional rocker profile, don’t be fooled — this board is not a pure powder specialist. A signature board designed by local Colorado rider Johnathan Buckhouse.

Most Popular (and incompatible) step-in systems used unique and proprietary mechanisms, such as the step-ins produced by Burton, Rossignol and Switch. Shimano and K2 used a technology similar to clipless bicycle pedals. By the early-to-mid 2010s, Burton, Rossignol, and K2 Clicker step-in binding systems were no longer in production as the companies had opted to focus on the strap-in binding system.

The board maneuvers smoothly through the trees and offers mid-level arced turns. Beginners can view this board as the next step in their progression toward more aggressive riding, while advanced snowboarders may find it enjoyably playful and effortless to ride. This volume-shifted board has a shorter tail than nose but twin-stiffness, which made us feel more centered the entire time. We took it everywhere including through trees and enjoyed how quickly the shape steered. All these elements equal a controlled rider experience that’s secure, fun, and a bit playful, even for some jibs.

The Women’s Ride Psychocandy is a volume-shifted shape, and this board is meant to be sized down from your typical decks. To verify the solid power transfer, pro rider Hana Beaman is known to get buck on this silhouette. This premium whip is an aggressive steer that offers high responsiveness, quick edge-to-edge transfer, and no room for butters. The GNU 2023 Essential Service ($500) is the ultimate carving machine. This resort ripper can ride anywhere on the resort — providing maximum fun on icy groomers, spring slush, and everything in between.

Make sure the edge stays deburred and sharpened with a whetstone and file. You’ll also want to consider your height and the type of riding you want to do. Back in the day, folks would stand the snowboard next to themselves and if the board reached between the chin and nose, that indicated the correct size. You can get an idea of the snowboard size with that method, but be sure to consider your weight and boot size, too. Some snowboard designs incorporate sustainable, eco-friendly materials. For example, the Jones Women’s Flagship Snowboard incorporates recycled plastic for the sidewalls.

And it’s just not something that any criminal court is quite built to capture. Now, the California rules are a little clearer on what evidence is admissible. So we don’t know exactly what’s going to happen. But I should add that this attorney is the same one who succeeded in getting Bill Cosby’s conviction thrown out.

If you took all of the women who have horrifying stories about Harvey Weinstein, they could fill a whole courtroom of their own. Nearly 100 women have come forward with stories about his predation. Aside from its optimal location, HGTV reps said they chose this home out of the hundreds of other potential homes for a few reasons. The features that led them to choose this house include its two-story layout, the existing backyard pool, views of the surrounding area and a space that could easily be converted into Ken's Den. The house used for the show, Barbie Dreamhouse Challenge, is located in Santa Clarita in Southern California. This picturesque suburb of Los Angeles is one of the most expensive places to live in the country, so of course it has stunning views and everything you could possibly need.

And they’re talking about the way sexual crimes play out in the real world and what’s necessary to effectively prosecute them. And they are incredibly critical of the majority. So on Thursday morning, New York’s highest court threw out Harvey Weinstein’s conviction for sex crimes and ordered a new trial. In 2020, he had been convicted of sexually abusing two women.

So in the actual opinion, the judges divide into — let’s call them two teams. The majority are basically behaving like traditionalists. But in the background, Weinstein’s lawyers were building a strategy to challenge the fairness of these convictions. And they were basically saying this evidence never should have been admitted in the first place. And Megan and I could tell that Harvey Weinstein’s lawyers were getting some traction. The controversy of this case was always about which women would be allowed to take the witness stand.

Some of these stories took place outside of New York City. Others took place a long time ago, which meant that they were outside of the statute of limitations. So at the end of the day, the case that prosecutors brought was only about two women. Investigators found further evidence which linked him to the heists and on March 21 this year, a SWAT team gathered at a Reseda Boulevard apartment building to serve a search and arrest warrant on the suspect. But that doesn’t really feel like a symbolic blow. # That actually feels like a real setback, because if the promise of accountability was what was driving the #MeToo movement and sort of persuading all these women to come forward, then this ruling seems to be undercutting that. Well, it’s definitely a symbolic blow for the #MeToo movement and also for accountability, which is part of what powers the movement.

If you think of progress like a wheel spinning forward, part of what powers the wheel is accountability, because women only want to come forward if they think something may actually happen. When they see consequences for some men, it encourages others to step forward. And that the evidence served a really important function in the trial, that something is lost without it. There was a lot of concern, first of all, for what was going to happen to Weinstein himself, all that that symbolized, but also what sort of message they were sending going forward.

Their arguments were unanimously rejected in February by a lower court. But on Thursday, the Supreme Court’s conservative majority seemed more receptive to Trump’s claims. If the court rules in the former president’s favor, it could potentially delay any trial in the matter until after the election. Here’s what else you need to know today. On Thursday, the Supreme Court heard arguments over whether former president Donald Trump should have legal immunity for allegedly interfering with the 2020 presidential election after he lost the race to Joe Biden. Trump’s lawyers have argued that his actions, because he was still president at the time, should be shielded from prosecution.

But what they also openly admitted is that they had had consensual sex with Weinstein as well. And the conventional prosecutorial wisdom is that it’s too messy for a jury, that they’ll see it as too gray, too blurry, and will hesitate to convict. And these advances of molecular generation also herald a promising future of related problems such as retrosynthesis. With the development of friendly and easy-to-use automat tools, collaborative work of chemists and computer technicians will promote drug discovery further in the future. Overall, based on the generation process, the existing graph-based models can roughly classify into two types, one is the sequential iterative process, the other is one-shot generation. Specifically, they can divide into atom-by-atom, subgraph-based (fragment) models. In order to reduce the number of predicting the edge and train under the possible node permutation, some models such as RationaleRL, MolecularRNN was adopted in a BFS manner.

In the case of reconstructability of RNN decoding, input descriptor was evaluated by trying to retrieve the molecules that was represented by them. By identifying the sampled canocnical SMILES string in 10,000 generated strings given seed molecules from the test dataset, almost 62.4% of the consisted of strings with the same canonical form as the molecule behind the seeding ECFP. Deep molecular generative models based on graphs have been a hot trend in the graph research with a prospect for drug discovery.

Macrocyclization of linear molecules by deep learning to facilitate macrocyclic drug candidates discovery

The constructed energy-based model uses the generated molecular descriptors f and the molecular property range y as the input data. This energy-based model is trained with a set of molecule–property pairs by drawing samples from a quantum annealer to estimate the gradients required for parameter update rules. Upon training, the constructed energy-based model learns the probability distribution \(p(y|f)\), as shown in Fig. The conditional energy-based model also utilizes latent variable representations h that can be considered as the compressed chemical space spanned by the molecules and their properties.

About Nature Portfolio

The appearance of such techniques opened the door to the computer-aided drug design. The major challenges here were how to recognize and store molecules accurately by computers and be acceptable for chemists. A flurry of molecular representations have been designed in the last few years owing to the rapid development of computers [24]. Here we introduce two common representations used in de novo molecular design, including SMILES and graphs. Deep learning, whose prototype was the perceptron known as neural networks for pattern recognition [7], aimed at learning the latent distribution and representation of data.

A trick here was using Gaussian process to reach the points with target attributes. The contribution could be described as a new method for exploring the molecular space in which no prior knowledge was required to manually construct a compound library. Simultaneously, the model captured the character characteristics of the molecule and showed good predictive ability. We take the view that not all the generated one in this model can be converted back to original space owing to the non-uniqueness of SMILES. For this situation, one approach is to give the model explicit restrictions about how to produce valid molecules. For instance, GVAE [49] incorporated the grammar production rules of SMILES into models.

Deep learning workflow for the inverse design of molecules with specific optoelectronic properties

The evolutionary design framework where a genetic algorithm (GA) finds the design route towards the target under the guidance of deep learning models is illustrated in Fig. This approach automatically optimizes the structure of seed molecules via the collaborative work of an encoding function e(∙), decoding function d(∙), and property prediction function f(∙). 1a, the encoding function e(∙) transforms the molecular structure m, which exists in a canonical simplified molecular input line entry system (SMILES)33 string format, into the corresponding extended-connectivity fingerprint (ECFP)34 vector x. Then, the decoding function d(∙) converts the bit-string ECFP vector x into the SMILES string m to enable it to be recognized as a real chemical structure.

Performance of deep neural networks

At first, we assess the performance of current state-of-the-art artificial intelligence (AI)-guided molecular design tools, mainly focusing on small molecule for therapeutic design and discovery. We start with an extensive discussion of popular molecular representation with various formulation and data generation tools used in advanced ML and deep learning (DL) models. We also benchmark the physics informed predictive ML by comparing various property predictions, which is critical for small-molecule design. In the end, we highlighted the cutting edge AI tools to utilize these ML models for inverse design with desired properties.

In their models, information is propagated back and forth in the molecules in the form of waves, making it possible to pass the information locally while simultaneously traveling the entire molecule in a single pass. With the unprecedented success of learned molecular representations for predictive modeling, they are also adopted with success for generative models [57,69]. Distributions of the molecular properties of molecules generated with various molecular design frameworks, including the proposed QC-based technique, conditional variational autoencoder (CVAE), masked graph model (MGM), and graph-based genetic algorithm (GBGA). The molecules are generated with these frameworks for different property targets for QED (a–e) and LogP (f–j), as shown in the figure.

The performance of SchNet is further improved by Jørgensen et al. [80] by making edge features inclusive of the atom receiving the message. Moreover, the high-impact materials of today come from exploring only a fraction of the known chemical space. Larger portions of the chemical space are still uncovered, and it is expected to contain exotic materials with the potential to bring unprecedented advances to state-of-the-art technologies. Exploring such a large space with conventional experiments will take time and a lot of resources [4,5,6,7]. In this scenario, complete automation of laboratories is long overdue and has been used with limited success in the past [8,9,10,11,12]. Automating the computational design of small molecules that integrates physics-based simulations and optimization with ML approaches is a feasible and efficient alternative instead; it significantly contributes in expediting autonomous molecular design.

Deep learning approaches can also be tailored for the conditional generation of molecules that satisfy the target property requirements27. Despite their potential, the dependence of deep neural networks on large amounts of diverse training data comprising molecules with properties spanning the chemical space may cast doubt on their generative abilities in the presence of out-of-domain uncertainty. In this paper, we propose a hybrid quantum-classical computational framework for molecular design that utilizes QC-based learning and optimization strategies to efficiently navigate the chemical space for targeted molecular generation. We construct an energy-based deep learning model that can be trained with QC-assisted generative training to extract latent representations from molecular graphs for property prediction. A QC-assisted optimization technique is further presented that efficiently traverses through the chemical space to identify molecules with desired properties by inverting the structure–activity relationship captured with the energy-based model.

VAE models with no extra constraint have a high probability to induce invalid molecules. However, language models extract the information automatically at grammar and semantic levels. RNNs are connected models which are able to capture the dynamics of sequences via cycled units in the network of nodes. Consequently, the models can easily process the input and output that consists of sequences.

The research was conducted as part of the Machine Learning for Pharmaceutical Discovery and Synthesis Consortium between MIT and eight pharmaceutical companies, announced in May. The consortium identified lead optimization as one key challenge in drug discovery. Chemist Corwin Hansch, who pioneered the field of relating a molecule’s chemical structure to its biological activity, an approach widely used in developing new drugs and other commercial chemicals, died in Claremont on May 8. In Freedman and colleagues’ qubits, a single chromium ion, an electrically charged atom, sits at the center of the molecule. The qubit’s value is represented by that chromium ion’s electronic spin, a measure of the angular momentum of its electrons. Additional groups of atoms are attached to the chromium; by swapping out some of the atoms in those groups, the researchers can change the qubit’s properties to alter how it functions.

MolGrow recursively splitted a node into two from a single one to generate molecular structures, which could be regarded as plug-and-play modules. And the model achieved better performance while learning on a fixed atom ordering. In this review, we mainly focus on deep generative models for molecular generation in drug discovery. We first introduce the representation methods of molecules and conclude the prevalent databases. As for generative models, we emphasize the recent advances based on different representations in the de novo molecular design domain. The objective evaluation and the comparison of state-of-the-art models facilitate the selection and improvement for readers.

Powerful deep learning techniques have driven the development of generative models. After training on realistic data, generative models are able to produce new synthetic data that are similar to given samples. A central question in deep generative models to be solved is how to capture the unknown data distribution and reveal the internal hidden structures. One of the ways is to learn the data representations which can be easily modeled [45]. In the field of de novo molecular design, a good representation also is capable of being converted back into molecules readily.

In terms of the simple characteristics of SMILES, it has been proven easier to learn for deep learning. And the sequence-based methods can be further divided into variational encoder (VAE) [46], generative adversarial networks (GANs) [47] and recurrent neural networks (RNNs) [48] based models. The holy grail of materials science is de novo molecular design, meaning engineering molecules with desired characteristics. The introduction of generative deep learning has greatly advanced efforts in this direction, yet molecular discovery remains challenging and often inefficient.

You know, when you talk to Weinstein victims, of course, you hear the famous things they’ve said about the kind of physical offenses — the bathroom stories, the hotel room stories. But you also hear them talk about their own careers. He made Matt Damon, Quentin Tarantino, a lot of producers who are very successful now. But what we now know is that he also used that superpower to manipulate and hurt women. In story after story about Weinstein, the same motifs come up. But in the end, that point of view lost out.

And then, to heighten things, the same thing basically happened in Los Angeles. Weinstein was tried in a second separate trial, and he was also convicted, also with that kind of supporting evidence, and sentenced to another 16 years in prison. It becomes this kind of echoing pattern that is so much more powerful than any one isolated story. So prosecutors tried to re-create that in the courtroom.

Kelly gets convicted, Governor Cuomo resigns, Bill Cosby gets convicted, Bill Cosby walks free — there can be this temptation to draw huge conclusions from that. Well, back in New York, prosecutors have a really tough question to face, which is, do they retry this case? On the one hand, the Weinstein conviction meant so much to so many people that to just drop it seems very unsatisfying. So those majority-opinion judges simply say that this was a kind of overreach by the prosecutor, that this isn’t how the criminal justice system works. And on the same strategy based on a chorus of women who all joined forces, basically joining their allegations against him.

Well, when you read the opinion that came out on Thursday morning, you can feel the judge’s disagreements kind of rising from the pages. # Picture sort of a half-moon of seven judges, four of them female, listening to the lawyer’s arguments, wrestling with whether perhaps the most important conviction of the #MeToo era was actually fair. And in their discussion, you can feel them torn between, on the one hand, the need for accountability, and then, on the other hand, the need for fairness. When Weinstein was convicted in February of 2020, it was by a whole chorus of women’s voices. # What seemed to be happening is that the legal reality had kind caught up with the logic of the #MeToo movement, in which these patterns, these groups of women, had become so important. Prosecutors were taking a risk by including them because there’s a bedrock principle of criminal law that when a person is on trial, the evidence should pertain directly to the charges that are being examined.

He was sentenced to 23 years in jail. The prosecution really pushed the boundaries, and the conviction was always a little shaky, a little controversial. But it was a landmark sentence, in part because Harvey Weinstein is a foundational figure in the #MeToo movement. As he returned with the money, a man wearing a white jumpsuit stepped out of a white Lexus SUV holding a rifle, Detective Emily Delph of the LAPD Robbery-Homicide Division wrote in a search warrant affidavit. And so to prove those cases, you have to try to get new kinds of evidence in court. And some of those attempts are going to succeed, as they did in the Weinstein trial the first time around.

After catching our first glimpse at HGTV's real-life Barbie Dreamhouse, we're all wondering where in the world is this house? From the 60s inspired Barbie kitchen to the Ken's Den inspired by the 70s Barbie era, this house is a sight to see from top to bottom including the exterior. From what we've seen so far, it's nothing short of any Barbie lover's dream, but we expected nothing less from our favorite HGTV stars. Later that day, detectives arrested Disaac Jones, 33, after his DNA was found on a glove left inside the getaway car used in one of the heists, according to Delph’s affidavit. In her affidavit, Delph said she discovered Young had been communicating with another person during the robberies on a number registered to Zeff Rocco, an East Coast Crip who’d done prison time for carjacking. In June 2023, a Brinks armored car pulled into the parking lot of a 7-Eleven at the intersection of Florence Avenue and Crenshaw Boulevard.

So prosecutors took this risk, and it seemed to pay off in a big way. He was also convicted in Los Angeles. But the New York conviction has been wiped away. And prosecutors have the really difficult decision of whether to leave things be or start again from scratch. # Jodi, you and your reporting partner, Megan Twohey, were the ones who broke the Harvey Weinstein scandal, which really defined the #MeToo movement and was at the center of this court case.

It also usually means you’ll have a smaller monthly payment and a lower interest rate. Plus, if you put at least 20% down on a conventional loan, you won’t need to pay for private mortgage insurance (PMI). Three days before closing, your lender will give you the closing disclosure. It contains all details of your mortgage, such as mortgage type, monthly payment, loan term, rate of interest, mortgage origination fees, the money you need to bring at the closing, etc. Traditionally, home buyers are helped by a real estate agent in the home-buying process. The agent scours the MLS and the local inventory to shortlist properties for you.

Having trouble buying a home? Four alternative ways to succeed in this market

This time allows you to check and make sure the seller has everything as it should be. Remember that you’ll be liable for any major repairs after your sale closes. However, if your home inspection reveals an expensive problem (like cracks in the foundation or poorly installed windows), you may want to reconsider the purchase.

Determine How Much You Can Afford

However, your own financial readiness is more important than the time of year. A final walk-through is your opportunity to view the property one last time before it becomes yours. This is your last chance to address any outstanding issues before the house becomes your responsibility. Apply online for expert recommendations with real interest rates and payments. You should do a final walk-through of your new home before you close, even if you’re 100% committed to the property.

However, since homes have such a high value here, your annual bill to the government can be a big line item in your budget — more than $6,000 based on median state home values. Since tax rates vary based on location, make sure you ask sellers for a breakdown of their past property tax bills to get a sense of how you’ll pay.

The next step when buying a house is to start browsing homes for sale in your area. That way, you’ll be able to narrow down your search to the specific price range, style of home, location and neighborhood, and other amenities when searching for homes on the MLS. Before you close on your loan, your lender will give you a document called a Closing Disclosure, which specifies the closing costs you’ll be responsible for and how much you’ll need to pay.

A seasoned agent will understand the ins and outs of the neighborhoods you want to pursue and be prepared to offer specific advice throughout the buying process. Remember, a 20% down payment is typically considered optimal to avoid having to take out private mortgage insurance (PMI). A borrower seeking a conventional loan with less than a 20% down payment is usually required to get PMI, which protects the lender in case the borrower is unable to pay their mortgage.

A home appraisal estimates how much a home is actually worth based on comparable sales in the area, market trends, public records and a comprehensive inspection of the property. If you decide you won’t buy the home for any reason that is not specified in a contingency, the seller gets to keep your earnest money deposit. This is why it’s vital that you consider the conditions in which you may need to pull out of the contract before submitting an offer.

In fact, a recent report from RentCafe shows that Generation Z continued to flock to Los Angeles and neighboring Long Beach even throughout the pandemic. So, it’s unlikely that, should you do put down stakes here, your property’s value will decrease in the long-term. Home Buying Checklist for First-Time Home Buyers 2024

steps to buying a house

As you complete the forms and see more houses, you and your agent should quickly learn what areas and home types are better fits. Once you know exactly how much you can spend, and that you’ll be able to buy any property that meets your lender’s standards, the fun begins. Pre-approval is a more rigorous examination of your financial situation, and it lets you know exactly the loan amount a lender is willing to underwrite. The majority surveyed by the Consumer Financial Protection Bureau (CFPB) only considered a single mortgage lender when financing their property.

Mortgage pre-approval

Working with an agent can help you navigate the real estate market, submit a legally sound offer and avoid overpaying for your property. Your down payment is a large, one-time payment toward a home purchase. Many home buyers believe they need a 20% down payment to buy a home, but this isn’t true. Plus, a down payment of that size isn’t realistic for many first-time home buyers. Fortunately, buyers who can’t afford a 20% down payment have several options, depending on the loan type.

Making An Offer

Keep in mind that a preapproval is different from a prequalification. When you get prequalified for a loan, your lender doesn’t verify the claims you make about your credit and income. On the other hand, a preapproval requires checking your credit report and sometimes underwriting. Credit score requirements vary depending on the lender and the type of mortgage (e.g., conventional loan, U.S. Department of Agriculture (USDA) loan, etc.) you're getting.

steps to buying a house

Although a house in poorer condition may seem like a steal, remember that you could be the one who will be left to make repairs. A home appraisal, on the other hand, will be required by your mortgage lender to confirm that the home value is consistent with the loan amount. Even though you’ve been pre-approved for a loan, expect to provide additional documentation to your loan officer as the underwriting process progresses. There’s a lot of work to do, but don’t worry — this home buying checklist will help you roll up your sleeves and get you ready for your closing date in 10 easy steps.

Step 8: Make An Offer On A House

Meanwhile, strong demand for homes has pushed prices higher and frustrated many potential homebuyers. This combination of high rates and high prices has plenty of people wondering whether they should try to buy a home now, or wait for things to settle down. Getting final loan approval means you need to keep your finances and credit in line during the underwriting phase. Don’t open new credit lines or make any major purchases until the paperwork is signed, and avoid changing jobs before closing too, if possible. Setting a realistic budget for your new home will help inform how much you can afford and what your all-in costs will be.

Your calculation should include costs such as principal, interest, property taxes and insurance (PITI); down payment; private mortgage insurance (PMI) and home maintenance costs. A lender will only offer you the amount you’re able to afford to pay monthly toward your mortgage. You should know how much you can afford to spend on a home so you can narrow your personal home search. Providing your real estate agent with this figure will also help them find properties that you can afford.

What Does a Real Estate Agent Do? The Benefits of Hiring an Agent

Morris and Cuevas were determined to stay in the city, but they didn’t have the money to compete with all-cash offers or big down payments. Last year, just over 4 million existing homes sold in the United States — the lowest number in nearly three decades, according to the National Association of Realtors. Loans have gotten more expensive, as mortgage rates have more than doubled in three years and are now about 7 percent, for a typical 30-year loan.

This means if you’re borrowing $200,000 for your purchase, you might pay $6,000 – $12,000 in closing costs. The mortgage pre-approval stage in the house-buying process determines how much money you can borrow to purchase a home in Los Angeles. A pre-approval letter shows you are a serious buyer working with lenders to finance a house. Most sellers are unwilling to accept even the most attractive offer without a pre-approval letter from a well-regarded financial institution. In the Los Angeles-area, it’s not uncommon to be bidding against all-cash buyers.

Though an inspection usually isn’t a requirement to get a mortgage, it’s a good idea to include a successful inspection contingency in your offer. The last thing you want is to buy a property with major issues you don’t know about. The down payment is often considered the biggest homebuying expense, since it’s a large amount that the buyer has to actually pay upfront. But homeownership involves plenty of additional costs that you should be ready for. Before you even close on the purchase, you’ll need to make sure you have enough money set aside to cover closing costs.

Los Angeles is not the priciest part of California, but it’s still plenty pricey. This list of steps to buying a house and navigating the home buying process can make it a little easier. For buyers, the key takeaway here is that you want the appraisal to come out as the same as or higher than your offer. You aren’t out of luck if the appraisal is lower than your offer, but there are additional hoops to jump through.

In addition, a significant percentage put off contacting a lender at all until after they found the perfect home. However, if you want to avoid private mortgage insurance, you’ll need 20% down. And with interest rates still relatively low compared to long-time averages, financing more of your home purchase might not be such a burden. When you know your buying power, you can review all the home options available in your area by first understanding the types of homes that are out there. Preapproval lets your agent take you shopping with confidence because they know they can make offers on your behalf with confidence.

Nail Art Trends Everyone Will Be Asking For In 2022

2023 nail design

While black nail polish may seem like the most boring and obvious trend of all time, hear us out. Black-painted nails on their own can make statement, so if you're not ready to go crazy with embellishments and accents, just do a solid coat of black polish and you'll still look chic. We've already seen so many beautiful nail designs emerge this year.

2023 nail design

Unusual French

"A lot of girls are just really rocking that naturalist swag," manicurist Arlene Hinckson told Oprah Daily. Simply pick a sheer, neutral color of your choice and apply a clear top coat, and voila, you've got yourself a perfectly natural "naked" nail look. With every new calendar year comes a whole new set of beauty trends.

Minimalist Designs

One standout you are sure to love is the micro French, a design that’s dainty when done in pastels but can easily be dialed up when executed with electric pink or orange. For the undeniably bolder trends (like tie-dye nails), know that there is a way to scale back these designs, while still making quite the splash. When your pointer finger is feeling “Fearless” and your middle finger is saying “Speak Now,” give them nail art to match. Swifties or not, we love the concept of a rainbow of different art on each nail — or if, like me, you have just one hand, consider combining two “eras” on each nail. “It’s a variation on the Skittles manicure trend from previous seasons, amped up with different manicures on each nail instead of just a bouquet of solid colors,” says Miles. DIY the look with nail stickers (Try Gucci Nail Art Stickers, Olive & June Nail Art Stickers, or Dashing Diva Nail Stickers) for effortless art, and seal it off with a top coat.

Pearls will add a touch of elegance to any look

If you're going for something dainty and elegant, Bustle suggests adding pearl embellishments to the outline of your nail to upgrade any outfit. Or follow some nail art inspiration from Glamour and paint your nails with a milky white polish. Then attach some pearls to the bottom of your nail bed outlining your cuticle. If you want to take your look to the next level, L'Officiel provided examples of pearl accessories and stick-ons that you can add to your fingers and hands for "a feminine detail as an alternative to more flashy manicure looks." OPI has a great selection of nude nail colors that can be matched to a variety of skin tones. If you're looking for simple and light shades of pink to bring out blush tones, InStyle recommends Mischo Beauty's polish in Worthy, Static Nail's "sheer nude rose" polish You Make Me Blush, or Mind Your Mani from Dazzle Dry.

Minamalistic Manis

Much like chrome, the French manicure isn't going anywhere either. Consider a multicolor look, like this one created by nail pro Betina R. Goldstein. At Monse, sage green nails were accented with the addition of two bubbles.

Nails trends 2023 especially welcome such a unique and trendy design. Glitter accents are also popular, when glitter polish covers only selected nails. This type of manicure is characterized by artistic confusion, bright colors and patterns reminiscent of folk.

Nail Trends That Are Going to Be Huge in 2023

The polish has a glossy black hue with deep, shimmery blue undertones when it catches the light. Polishes like Inky Pearl are so fun because you basically get two nail polish colors in one, and you can also mix and match with other colors like Perfect Pearl, Pearly Tops, and Granny's Pink Pearls. Curious what else you can expect to see on social media and the fingers of your coolest friends throughout 2022? Shape asked nail artists to list the top nail trends of 2022, which you can file away until January or start wearing now — if you're rebellious.

“Aura nails will continue to be a popular trend in 2023, thanks to celebrities like Megan Thee Stallion championing the look,” says Bello. “A super versatile take on nail art, it allows you to get creative with different colors and patterns that appeal to your own aesthetic,” she continues. Traditional aura nail art is carried out in a salon using an airbrush gun.

Mismatched nails (i.e. nails with a different color on each finger) were a top trend this year, and all three pros agree that this is one nail art trend that's sure to be going strong in 2022. "For 2022, I anticipate the trend being pushed further by using colors that don't necessarily match but still go together," says Mimi D. Don't be surprised if the long nail extension devotee in your life abandons their ways next year.

To tap into the trend at home, “start with nails that are buffed, super clean, and immaculately filed into shape,” says Bello. For the base color, choose between a sheer milk nails look a la Jessica Chastain, a pearlescent pink like Anitta, or a bright popping hue as seen on Hailey Bieber. “Lastly, and most importantly, apply a few coats of a glossy topcoat for the ultimate lip gloss finish,” continues Bello. "This look is stunning for mid to long-length nails but also perfectly suits shorter lengths and shapes," adds  Juanita Huber-Millet, Townhouse founder and creative director.

Ulta Beauty also reports that '90s-influenced nail art will play into an overall "expressive revival" in beauty, and Yelp found that nail art is getting "more intricate than ever." Small pictures and stickers are a stylish must-have for fans of unusual minimalist designs. Dots in the form of stickers or made with a dotting tool or a simple toothpick will add a pop of color to single-color nails.

Indeed, elongated, almond-shaped nails might have yet to reach their peak. Choi says, “almond shapes for long nails and round shapes for short to medium nails will de rigueur for 2023.” An always-elegant option, they’re a celebrity-favorite for a reason. They look very sophisticated and feminine with a retro manicure. A little glitter in the holes or on the tips of the nail will make the evening manicure not only elegant and stylish, but also moderately bright.

“This nail trend draws inspiration from beach vacations,” says KimKim, Lottie London’s artist in residence. “The nails are inspired by what the inside of a shell or oyster looks like,” she continues. Think pearlescent polishes with a soft sheen that catches the light. Call them Hailey Bieber nails, Glazed Donut nails, or whatever you want—chrome nails are simply the biggest nail trend of spring 2023. At Fe Noel, the silver-white chrome was painted on nearly sheer, giving the most Instagrammable effect.

But when it comes to nails, the biggest trends of 2023 honestly aren’t really trends at all. On one end of the spectrum, we’re seeing a return to the classics. “I’m seeing a shift to a more minimalistic version of trends,” says Tweezerman celebrity manicurist Tom Bachik, who works with stars like Selena Gomez and Jennifer Lopez. The best way to achieve the satin look is by using an off-white or pearl base.

Ahead, the fun, sparkly, and super-chic spring 2023 nail trends you’re about to see all over your FYP. Who says a French manicure needs to look the exact same every time? Whether it is simply adding color to your design or embracing the TikTok famous vertical ombré French nail, there are so many fun variations to choose from that will all become a 2023 staple. Well, the ombré French manicure dominated the fall season as one of the biggest beauty nail trends of 2022 (via The Zoe Report). It's a stunning style designed to look like a typical French manicure but combines two different shades from the same color to blend into a vertical ombré effect.

10 Types of House Spiders

The orange cross orb-weaver spider measures 0.26” to 0.79” (6.5 – 20 mm) long. The black and yellow garden spider is a large and striking arachnid with a distinctive black and yellow coloring. The spider’s identifying features are its egg-shaped black bulbous abdomen with yellow spots and black and yellow banded legs. This invasive species resembles the related false black widow (Steatoda grossa). However, it is larger, and the spider has more white dots on its black abdomen.

In fact, many house spiders are now specially adapted to indoor conditions like steady climate, sparse food, and even sparser water. Some people think of spiders as insects, lumping them in with six-legged invaders like roaches or ants. But they're not insects, and they don't want to raid our cupboards.

Spiders in your home

Use a vacuum or broom to clean them up or hire a local IPM specialist. Peel off the protective plastic, fold the trap along the dotted until it’s in the shape of a triangle. Put them out where you suspect the hobo spiders are nesting or foraging, then check the traps each morning.

Invasion of the giant spiders? Not quite

For our purposes, we will focus primarily on the latter American species. Spider bites are commonly feared, but in reality, only a few species pose a threat to humans. They can be seen in gardens, backyards, basements, attics, barns, sheds, and any other type of man-made structure.

While they are not likely to bite humans, the bite can be painful. Other than this, their bite is harmless, and these spiders pose no threat to people. Their ability to leap quickly is the main way these small spiders take down prey. These spiders are typically seen with black bodies and patches of white. You may have encountered various types of spiders in and around your home. Some common spider species can be found worldwide, preferring human habitation.

Ed has been working in the pest control industry for years helping 1,000's of homeowners navigate the world of insect and rodent management. Redback spiders belong to the Family Theridiidae, which is found worldwide. The common name 'Badge Huntsman' comes from the distinctive, often brightly coloured badge or shield on the underside of the abdomen.

We hope that by learning more about common spiders, we'll all be more motivated to appreciate them and even help with efforts to conserve threatened arachnid species. Since spiders are often found trapped in sinks or tubs, many people assume that's how they got inside. But modern drains feature sediment traps that would prevent spiders from passing, Crawford points out. "I don't know of even one case where a spider was actually shown to migrate into a house through plumbing." In general, Crawford says, only about 5% of the spiders you see inside a building have ever set foot outdoors.

What Are Hobo Spiders Commonly Mistaken For?

Also, if the legs and cephalothorax are shiny or have a dark orange color to them, that’s not a hobo spider either. A female hobo spider may live as long as 2-3 years but the males generally die after mating. During the summer the males will seek out the females, mate with them, then die before October arrives. The crab spider is one of the most unusual white spiders in California. The identifying features of the crab spider are its ball-like body, crab-like legs, and yellowish-white body with reddish markings.

These spiders are defensive, and are more likely to bite people than other common house spiders in the United States. The bites can be confused with a brown recluse bite, but the symptoms will not be as bad. One of the most abundant house spiders is Parasteatoda tepidariorum, aka American house spider, which is native to North America but now found around the world. Measuring 4 to 8 millimeters long, these yellowish-brown spiders have a tall, round abdomen and two rows of four eyes.

Male examples have been recorded with an impressive 12 cm leg span. By comparison the smallest species of ‘Money spiders’ (family Linyphiidae) have a leg span of little more than 2 mm. Of the 650 species of spider found in the UK only about 12 species have been recorded as being able to bite us and these are larger spiders.

Despite this fact, most people cringe at the sight of a common house spider. Seeing a black or brown arachnid scampering across the floor or lurking in a dark corner can send you into a panic. There is also the fear that the house spider is dangerous and could inflict a nasty bite. It’s essential to be cautious when encountering these spiders, particularly the brown recluse and black widow, as their bites may require medical attention. You can minimize your risk by avoiding cluttered areas, and wearing gloves when handling woodpiles or working outdoors.

They can be found in leaf litter, on trees, in caves, or even in residential homes. They will forage for organic matter and hunt small insects for food. Dear Frazzled Francine, We don’t know what species of Spider you photographed, but your letter amuses us to no end. We will post and feature your photo in the hopes that our readers will provide comments, suggestions and possibly an identification.

So, it’s wise to consider their benefits before deciding to remove them from your living space. By keeping an eye out for these clues and familiarizing yourself with common spider characteristics, you can spot house spiders in various areas of your home and garden. House spiders build cobwebs consisting of a silken sheet which funnels into a retreat at the back.

In this country many millions of people are bothered by the presence of Tegenaria house spiders. Also called the black-footed spider, yellow sac spiders can inflict a painful venomous bite. Other names for the brown recluse spider include brown fiddler, violin spider, or fiddleback spider.

Generally, the top part of the abdomen has a dark, v-shaped mark that runs down to its midpoint. Additionally, despite being quite common in Europe, the relative lack of both bites and lesions from said bites puts the Hobo Spider’s purported toxicity in question. As long as its web is undisturbed, they will usually hide in the funnel area, and not respond.

House Spiders The 10 Most Common You'll Find

house spiders

Orb weaver spiders are a type of outdoor spider that can hide in structures like the patio and decking around your home. The large hairy spiders typically have a furry brown, oval abdomen with black or white spots, spiny legs, and a relatively small head. Although venomous, the brown widow spider’s bite isn’t as severe as the black widow. Cellar spiders are common in houses throughout North America and are completely harmless. However, you may notice the small spider with its thin arching legs in the corner of rooms.

Brown Recluse Pest Control

However, their presence can be lessened by keeping a clean environment. Clear away any debris around your home, seal any cracks they might use to get in, and vacuum storage spaces. Additionally, despite being quite common in Europe, the relative lack of both bites and lesions from said bites puts the Hobo Spider’s purported toxicity in question.

Common House Spiders (With Pictures) – Identification Guide

The American house spider is common in homes from Florida in the south to the northeastern and northwestern United States. According to the CDC, common symptoms of spider bites include, but are not limited to, itching and rash, pain and aching, perspiration, elevated blood pressure, and nausea. If you suspect a venomous spider has bitten you, seek medical attention and do your best to identify the spider. Brown recluse spiders are found most often in the midwestern and southern United States. These spiders are also well adapted to indoor habitats and will venture into storage areas, closets, attics, and other dark hiding spots.

Some are harmless, but this group of spiders also includes the brown recluse, the most dangerous spider of the Loxosceles species. Sac spiders vary drastically in coloring and are sometimes confused with other spiders due to shades ranging from yellow to brown to green. It's a good idea to keep your distance from these spiders, as their venom contains cytotoxin and has been shown to be toxic to humans.

These spiders spin messy, irregular-shaped webs high up in corners of rooms and other undisturbed places. Widow spiders are not one of the most common types of house spiders, but are the species most people worry about. If you see a spider in your home, it is likely not a widow spider, but it's still a good idea to know what to look for and how to avoid disrupting them. Female black widows measure 0.55” to 0.63” (14 – 16 mm) and can be found across the state. They catch prey by spinning messy cobwebs, where they catch and feed on beetles, ants, and bees. You tend to find black spiders in dark places close to the ground.

If you still can't stand house spiders, it is possible to keep them in check without losing your cool. Instead of resorting to pesticides, smashing, or other potentially lethal methods (like a vacuum cleaner), try to stay ahead of population booms by limiting suitable habitats. Check windows, eaves, and other popular spider hangouts, and remove any cobwebs you find. This probably won't eliminate your house spiders, but it might drive them to lower-profile haunts like a shed, garage, or crawlspace. The signs of an infestation are the funnel-shaped webs and the spider itself.

Common Types of Spiders With Venomous Bites

Green lynx spiders grow 0.87” (22 mm) long, with the males half their size. The green spiders spin webs on shrubs but aggressively chase after insects. They are also known to make quick darting movements and jump large distances. The green lynx spider is a bright green garden spider with long, spiny white legs and reddish spots on its body.

Just looking at a spider, most of us get a weird nervous feeling you can’t really explain, but it’s there. They can be found in leaf litter, on trees, in caves, or even in residential homes. They will forage for organic matter and hunt small insects for food. Indoors, their protective sacs are often seen in the corners of rooms, where walls and ceiling meet. The Southern House spider is most common in the Southern United States, with some distribution along the Southern West Coast.

American House spiders are common all over North America, and are the most commonly-encountered spider in the U.S. They like dark, moist, interior spaces where they can build their webs, which have the look of classic Halloween cobwebs. They generally feed on pests like flies, mosquitoes, ants, and wasps. Among the most common spiders found in and around the home, the shy grass spider (aka a funnel-web spider) builds dense, silk-lined webs/burrows to trap its insect victims. The good news is that spiders are easy to control yourself, says Crumbley. If you are not comfortable or able to address spider concerns however, many pest control companies offer spider control as an included part of their service.

They rarely bite people, and even when they do, most species' venom causes only moderate and short-lived effects. That's true for the vast majority of house spiders, which have no incentive to bite anything they can't eat unless they think it's a matter of life or death. To complicate matters further, house spiders come in lots of shapes and sizes. The types in your house depend largely on where you live, although humans have helped many species spread around the planet, especially those from Europe.

Its large, egg-shaped abdomen and color give it the appearance of a tarantula. However, it is classed as a harmless indoor brown spider because it’s not aggressive and only bites if you grab or squeeze it. Before getting into house spiders that have venomous bites, it's important to understand that more often than not, spiders are not aggressive and do not bite. The grand canyon black tarantula is a large, hairy, dark-colored spider native to Arizona and the southwestern United States.

If a bite continues to worsen or you suspect a lesion is forming, consult a doctor for medical care. Sac spiders are part of the family Miturgidae and normally found inside (or outside) homes. They use their silk to construct tent-like coverings in low corners.

Hunting spider consist of wolf spiders (big hairy creatures), sac spiders, fishing spiders, sowbug spiders, jumping spiders, parson spiders, and crab spiders. If you find one, it’s likely they came in by mistake and are actively trying to find a way outside. The banded garden spider is a large, striking spider with distinctive black, yellow, and white stripes on its abdomen. Other identifying features of this garden spider are its black and tan banded legs and intricate orb-shaped webs with a zig-zag pattern in the center.

A biter will cause mild burning and the venom has been proven to be harmless to humans and small animals. The body is small and oval in shape, tan in color, and its legs can measure up to 4 inches long. Compared to female Carolina wolf spiders, the males are significantly lighter in color.

Various myths suggest house spiders are repelled by osage orange, horse chestnuts, or even copper pennies, but Crawford is doubtful. If you want to make sure your house spiders are pulling their weight, check in and under their webs to see what they've been eating. Wolf spiders do not spin webs like most other types of spiders, and will instead fiercely hunt down their prey.

They are black with a reddish abdomen and copper-colored cephalothorax. Also called the cupboard spider or false widow, this cobweb spider measures 0.24” to 0.41” (6 – 10.5 mm) in length. They are typically found in dark, dry places like basements, crawl spaces, and woodpiles. Arizona brown recluse spiders are found throughout the southern United States. As their name suggests, the spiders tend to stay out of sight, lurking in crevices, dark places, closets, garages, and basements. Outdoors, you may come across them under piles of garden debris or hiding among stacked wood.
